Do DSCR loans use my personal income or tax returns?

Usually not to qualify. The focus is the property's rent compared with its housing expense. Lenders still review your credit, assets, reserves and real estate experience, and they verify your identity and the entity you are buying in.

How do I know if my property's ratio works?

We estimate the qualifying rent from a lease or market data, add up principal and interest, taxes, insurance and HOA dues, and compare the two. Each program has its own minimum, so we show you where the property lands and which options fit.

Can I close in my LLC's name?

Many DSCR programs allow it. You'll need your entity documents and good standing, and lenders commonly ask for a personal guarantee. Talk with your attorney and CPA about structure.

Can I use short-term rental income?

Some programs accept it, using booking history or market data. Confirm city, county and HOA rules first, because short-term rental permits and restrictions vary widely.

Can I buy a rental in another state?

Yes, in the states where Stephen is licensed: California, Arizona, Texas, Florida, Tennessee, Idaho and Kansas. For other states, ask us and we'll tell you whether we can help.

Can I do a cash-out refinance on a rental with a DSCR loan?

Often, yes. Lenders look at how long you have owned the property, its current rent and how the new loan affects its cash flow. It's a common way to fund the next purchase.

Is a DSCR loan always the better choice for investors?

No. If you have strong documented income and only a few financed properties, a conventional investment loan may cost less. We compare both honestly before you decide.
